Exclusive: The Value and Growth of Monitored Fire Alarm Signalling Systems

Historically, Fire Systems have been designed to protect lives when the building is occupied. But increasingly, we have seen examples where fires have occurred in empty premises. 60 fires a day occur in or beside vacant or derelict properties in the UK (Home Office Statistics). When a fire occurs and the premises are empty, it will not be reported unless someone nearby sees it or hears the alarm.

The Benefits of Monitoring

Statistics suggest that only around 6% of fire systems have a monitored alarm, yet 67% of fires occur when premises are empty. A Fire System with Professional Signalling reports any faults or alarms to a Monitoring Centre, providing 24/7 365 peace of mind for premises owners. In addition, arson – just like criminal damage and theft – is much more common in empty buildings as opposed to those which are occupied. Monitored Fire Systems allow for faster reporting of incidents as well as acting as a deterrent.

Recent Examples

In February this year, 130 firefighters were called to tackle a blaze at the Armadillo Self Storage Unit in Cheadle, Greater Manchester. The fire, which started at 1 am, destroyed 40% of the building and many companies using the facility lost everything they had on-site. In these instances, every second counts. A professionally monitored fire alarm would immediately alert the Alarm Receiving Centre and the Fire Brigade, to ensure the fastest possible response to such incidents. In doing so, this would minimise the impact of the fire as best as possible.  

European Standards

EN54 certification is the most important aspect in terms of signalling for fire detection and alarm systems. However, the cost of products has always been an issue, with most fire systems having no monitoring at all despite many fires occurring when the premises are empty.

Case Study – Moray Fire

Moray Fire Protection provides personal and comprehensive fire detection and protection services to companies, government organisations and individuals throughout Scotland. Walker fire expands into detection market with double acquisition

Fire safety firm Walker Fire has made two acquisitions to drive its expansion in the fire detection and security sector.

The Preston-based firm has acquired Leicestershire-based Detector Alarms and Hampshire-based Southern Fire Protection, for an undisclosed sum.

Detector Alarms, which trades as Detector Fire and Security, operates across Leicestershire and the Midlands, specialising in the installation and servicing of security and fire safety systems.

Southern Fire Protection operates across Hampshire and specialises in fire safety equipment installation and servicing.

David Cosgrove, Walker Fire managing director, said: “Our goal is to become one of the UK’s foremost providers of fire safety and building security services.

“The two businesses we have acquired have operational capabilities and values that are very aligned with our own and further strengthen our service offering and national footprint.”

Walker Fire is part of Ireland’s Moyne Roberts Group. Based at Roman Way Industrial Estate in Preston, the business has 238 staff and offers services in the installation and servicing of fire alarms, fire suppression systems and other fire safety equipment, as well as fire risk assessment and fire safety training services.

Walker Fire was advised on the transactions by the corporate finance, property and employment teams at law firm Harrison Drury solicitors. Stuart Hinnigan, partner at Scott & Wilkinson accountants, advised on the financial aspects of the deal.

Nittan installs fire detection system at Ashburton Triangle development

Manufacturer of conventional and addressable fire detection products, Nittan Europe, has installed its Evolution analogue addressable fire detection system installed throughout Ashburton Triangle, the mixed-use development situated on the Emirates Stadium site in North London.

The development, owned and managed by Newlon Housing Trust, is made up of 249 flats over 12 floors, along with the Arsenal Museum, and encloses a landscaped communal garden. 

Nittan’s fire detection system was chosen for the development due to its reliability and protection against unwanted false alarms, as well as it flexible protocol which allows for large levels of information to be transmitted at high speed, supporting the cause and effect programming which also was a key factor in the decision-making process. 

Over 3,500 Nittan devices have been installed throughout Ashburton Triangle, including a large number of Evolution EV-DP smoke detectors, which are designed to reduce false alarms caused by non-combustion products such as steam, dust and aerosols. 

The EV-DP does this by measuring the exact particle size in the chamber via its combined IR and blue LED technology – as steam and dust are much larger particles than smoke, the detector won’t false alarm. 

The Nittan Evolution devices feed back to eight Advanced MxPro 5 panels which together cater for very comprehensive, but simple to use cause and effect capabilities. 

The fire detection system integrates with a wide range of third-party safety systems installed throughout the premises, including a sprinkler system, intelligent escape signage, lifts, door entry and access control systems, and dampers for both individual apartments and rooftops.

The system was supplied and commissioned by Nittan Elite Partner Coomber Fire and Security Systems on on the extensive project. Commenting on this latest project between the two companies, Adam Pitman, Senior Fire Systems Engineer at Coomber Fire and Security Systems, said: “As a Nittan Elite Partner and long standing customer, we have extensive product knowledge of Nittan’s Evolution range and know from first hand experience just how reliable and flexible it is.

“The high number of dwellings and potential for unwanted alarms also made false alarm management a key driver in our choice and we know the highly resilient Nittan EV-DP with the Dual Photoelectric sensor is more than capable of meeting these needs.”

Steel Family Holdings acquires Fire Detection Devices

Canadian-based Steel Family Holdings (SFH) has acquired Fire Detection Devices Ltd.

Fire Detection Devices Ltd. has offered heat detection solutions for over 50 years, and includes the most reliable spot-type heat detectors on the market today. For many in the fire alarm industry, conventional heat detectors are easily recognized by their distinctive heat collecting disc. This design was the brainchild of Jack Duggan. In 1962, Jack incorporated Fire Devices Manufacturing Limited, and began manufacturing his patented design. The “Thermoflex” brand has been made in Canada, by Canadians ever since.

A new generation of Hybrid Wireless Fire Detection

Essex fire authorities offer free sensory smoke alarms

The Essex County Fire and Rescue Service is raising awareness of its free offer to fit sensory smoke alarms that can alert people with reduced hearing to a fire in their home, during Deaf Awareness Week.

The Fire Service is offering a free home visit to all Essex residents where staff visit your home to give safety advice on how to prevent a fire.

The fire service recommends having at least one working smoke alarm on every level of a home and can supply and fit smoke alarms as well as sensory smoke alarms for free if required. 

A sensory smoke alarm is fitted to the ceiling in the same way as a regular smoke alarm and is wirelessly linked to an additional device.

This device is placed in the line of vision of the person who requires the sensory alarm while in bed (i.e. on the bedside table or wall-mounted nearby). 

This additional device is attached to a vibrating pad that is placed underneath a pillow in the bed. 

Multiple linked alarms can be placed throughout the home, so that all alarms activate in the event of one alarm being set off. 

When a smoke alarm on the ceiling is activated, a high-intensity flashing strobe light is set off inside the bed-side device and subsequently, the pad will vibrate underneath the pillow, alerting the person and enabling them to be aware of what actions they need to take which may involve evacuating the property. 

Between April 2021 and March 2022, Essex County Fire and Rescue Service’s Prevention team fitted 7,540 smoke alarms and 1,125 sensory alarms. 

Paul Pemberton, Inclusive Prevention and Partnership Manager at Essex County Fire and Rescue Service said: “We recommend that every home has at least one working smoke alarm on every level of the property. 

“We understand that many of our residents might not be able to hear a regular smoke alarm. Essex has one of the highest numbers of sensory impaired communities across the country outside of Metropolitan areas and it’s important that we recognise that the standard smoke alarms we provide might not be suitable for all our residents in Essex. Whether that’s because of their reduced hearing ability, or maybe medication that they take, it would make it harder for them to be alerted by just an audible smoke alarm on its own. 

“We want to make sure that everyone in our county has the same protection from working smoke alarms. We work with numerous partners to provide the appropriate solutions and equipment to alert someone in the event of a fire, if they would have difficulty in doing so. 

“Make sure to test your smoke alarms regularly, we recommend at least once a month. Check in on family and friends who might not be able to test their smoke alarms as easily as others, or not at all.” 

False fire alarms on the rise across NHS Trusts

Figures from NHS Digital reveal there were 19,566 false fire alarms at NHS trusts throughout 2020 / 2021, with some trusts recording upwards of 500 false alarms. 

In the past year and historically, several patients have sustained ‘injuries during evacuation’, highlighting the damaging effects of an unnecessary evacuation.  

With appointments cancelled, operations delayed, and a fall in emergency department attendances during the period, we might have expected to see the number of false fire alarms fall significantly during the pandemic.  

Today, it is vital to avoid the crowded corridors and large gatherings at assembly points that follow an evacuation, it has become even more pertinent to eradicate the causes of false alarms ensuring a socially distanced environment for vulnerable patients.  

Of the 19,566 false alarms 5,742 resulted in a callout, firefighters respond to all alarms as if they are real. This exposes the public and fire crews to unnecessary risk in their emergency response to unwanted fire signals, directing them away from real emergencies – threatening to place added pressure on the NHS. 

Across the 216 NHS trusts listed within the data, a total of 1,175 genuine fires were recorded. 

False alarms cost businesses and Fire and Rescue Service authorities an estimated £1bn a year in the UK. In order to recoup this cost, the London Fire Brigade became the first fire service in the country to recover costs from hospitals with a poor false alarm record.  

A false alarm is a fire alarm signal caused by means other than a genuine fire, which has activated a fire detection and alarm system, these can include: equipment false alarm, environmental influences, accidental damage, and inappropriate human action, including the malicious activation of a manual call point. 

As recommended in BS 5839-1:2017 manual call points can be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element. 

“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.” 

This is supported by fire safety guidance set out by the Department of Health which outlines the importance of “initiating measures to reduce false alarms and unwanted fire signals,” such as “the provision of lift flaps, or lift flaps combined with a local alarm device [which] are sufficient to control the possibility of undesirable actuation by patients.” 

Safety Technology International manufacture a range of protective covers, from integral covers to outdoor and sounder models; there are variations to suit all applications. These covers are specifically designed to prevent false alarms whether accidental or malicious. 

The Call Point Stopper is a protective cover ideal for areas with a risk of accidental activation, such as hospitals and healthcare facilities. The polycarbonate cover does not restrict the legitimate operation of vulnerable call points and helps distinguish a fire call point from a green electronic door release – often located nearby, this is a common cause of false alarms. 

Fire crews recently attended a false fire alarm at the Royal Blackburn Hospital after a discharged patient broke five break glass call points. If there is a history of malicious activations whereby patients or visitors intentionally activate the fire alarms, causing unwanted evacuations and disrupting important healthcare, the Euro Stopper offers a solution. 

The Euro Stopper provides a tamper-proof cover featuring the same sturdy UV-stabilised polycarbonate housing as the Call Point Stopper with the useful addition of an optional integral sounder and glow-in-the-dark frame. The 96 dB sounder emits a piercing alarm when the cover is lifted drawing immediate attention to the area, acting as a pre-alarm in a real emergency. 

If further robust protection is still required the Universal Stopper provides IP56 protection from the elements, with a tough outer dome or low profile cover strong enough to withstand the severest of knocks from hospital beds, trollies, or wheelchairs. An optional sounder and break seal acts as an additional deterrent against malicious activation.  

Conforming up to IP66, the Enviro Stopper offers the same protection against both accidental and malicious activation whilst guarding against ingress in harsh environments, such as wet rooms or wash down areas.

Hochiki fire detection devices deliver Dubai Metro safety boost

Installation of Hochiki life safety devices aims to reduce false alarms and help make the 75km long Dubai Metro transport network safe for passengers. 

Dubai is home to more than 3.3 million people, and the world’s longest driverless single metro line – the Dubai metro. It’s designed to take up to 13,380 passengers an hour on its green line, and 11,675 passengers an hour on its red line at peak time, the Dubai Metro is almost 75 km long and operated by RTA and Serco.

Under contract to the Dubai Roads & Transport Authority, the network is run by a team of 2,000 staff with 57 trains running at peak times. 

Dafoos Fire and Security were commissioned to run the fire detection installation project on the entirety of the Dubai Metro. Trusted as a market leader in the Fire Protection Industry in the United Arab Emirates, Dafoos specialises in providing end-to-end design, erection and commissioning and maintenance of both active and passive Fire Protection Systems, and partners with some of the best OEMs in the world, including Hochiki.

With tens of thousands of passengers using the network daily and the system itself operating in a hot and sandy environment, any false alarm could potentially cause mass disruption and cost the operator financially, especially during peak service times. The company’s Marketing Director, Vijay Chandran said about the project: “It was especially important as part of the life safety system design process to negate false alarms. The Hochiki sensors were to be installed inside the metro and tram coaches. This is considered an extremely sensitive area with thousands of people transiting at a time, thus posing a higher chance of triggering false alarms. Any fire alarm trigger was programmed to send a command to the central station, and this would halt the operations within the entire network until the problem is rectified.

The Hochiki technical team also worked closely with the Dafoos team to negate the challenge of frequent dust build up in the chambers. It was advised that periodic maintenance of the sensors was moved from every 6 months to every two instead, which is customary practice for commercial buildings in the region. 

“Hochiki Smoke Sensors have been installed across the entire Dubai Metro and tram coaches; they have been functioning with minimal issues for the last three years. Periodic maintenance has been conducted in conjunction with Hochiki’s technical team recommendation. With the ZXT we have an audit trail of all the events on the panel that can be downloaded, and maintained, by the end user. We collected extensive customer feedback which signaled that the market needed a panel that could automatically switch from primary extinguishing cylinders to a secondary supply. 

In addition, end users also wanted clearer visibility of the events, which is why we introduced a dynamic event LCD display. The display is colour coded to the different operations taking place at that moment in time. 

Beta testing of the ZXT was conducted with a handful of trusted installers across the world, who also put the product into their own training facilities. We wanted to make sure we got it right, as with an advanced extinguishing system such as this you are likely to be protecting high-value, even critical assets. Also important is that the extinguishing agent can be costly, meaning facilities managers and landlords require a system that minimises unnecessary activations. 

The beta testing process meant that when the ZXT was fully launched to the market, all our customers were assured the panel was robust and worked to protect people and critical assets.

You sell a widely popular XT model, what happens to that fire extinguishing panel with the ZXT’s launch? 

The ZXT is a premium product, that has not replaced the XT fire extinguishing panel – they are very much complementary products. The XT has been in the market for approximately 15 years, with several thousand sales annually. The ZXT is built using the ultra-reliable and highly robust technology of the XT, useful as it well known by installers and end-users globally, but with extended features for added scale and capabilities.  

Tell us about Kentec’s research and development department. 

Kentec has more than 40 in-house engineers working in research and development (R&D) of new materials and life safety products and systems. Our team is based in Kent, in the southeast of the UK. The team benefits from being closely connected to Kentec’s manufacturing factory, also based in Kent. For nearly four decades, we have specialised in life safety systems, with a long-standing team dedicated to creating systems that deliver the utmost in safety, based on technological expertise, customer feedback and inputs we collect globally. 

We spend 10-15% of our revenues annually on R&D, which is a high percentage of spend and relatively unusual for manufacturers. Our products and systems focus on the two main markets for certification and compliance for standards: the EN standard for Europe; and UL standards for the American and Middle Eastern markets. Our business is divided 50-50 across both sets of products.  

Globally, we have worked hard to achieve a vast suite of global standards, especially in the countries where they use a combination of EN and UL standards.  For us it is important that our customers have the flexibility to change between those standards without having to learn a completely new technology, which is why our products are based on the same technology, essentially using one set of technology for both EN and UL. This means the installation engineers can work between the two seamlessly – that is different to our competitors.   

What new markets have your products been used in? 

The world has become much more IT connected, meaning the global importance on data storage has never been greater and will only increase as more and more systems become cloud-based. The way we use and store energy is also changing. And it is in these applications, as well where public safety is paramount such as in hospitals and transport hubs, that the ZXT is coming into its own. For instance, energy storage solutions that are linked to clean energy generators, facilities such as these have no room for fire safety error.  

As such, there is a boom towards, not just protecting data centres, but also critical energy storage facilities. These energy storage units can range from the size of a shipping container to a large building, and it fills us with great pride that our panels are protecting such key infrastructure. 

What has Kentec’s financial year performance been like for 2021? 

Kentec had a record-breaking financial year in 2021. Which was mainly due to the expansion into new global territories and the launch of new products and systems. A big driver for that growth came in the form of a new wireless fire detection system called K-Mesh, which was launched in April 2021.  

The installation of wired fire alarm systems can be a lengthy process. It inherently requires installing cables, which is sometimes problematic depending on the age and fabric of a building, and can involve complex planning, commissioning, and installation. With a wireless detection system, however, cabling challenges are of course removed. Using wireless technology, we are now able to reduce installation and set-up time to a matter of hours, which previously took several weeks – and often much longer when considering planning and commissioning.  

The brilliance of the K-Mesh system is its ability to communicate with several translators and expanders, and its self-healing and configuring Mesh technology also means it is quicker in its response time when compared to many other wireless systems. It delivers optimum levels of reliability and performance, and importantly is easy to use, install and commission – and ultimately provides robust assurance that fire incidents are detected and communicated immediately. 

Historically, installers have been concerned about reliability and redundancy of wireless systems, but this has changed dramatically over the last decade and will soon be a concern of the past.  

The K-Mesh system allows you to have up to nine redundant paths going back to a panel, which overcomes any signal path failure issues. In terms of application, wireless was a natural solution for Chester Cathedral, where K-Mesh was recently installed by the Charles Thomas Heritage Fire Protection. It’s a building that dates back more than 1000 years and where thick walls and lead-lined roofs posed unique installation and connectivity challenges. It is the inherent robustness of K-Mesh’s technology that made it the best system choice for the project.  

What trends are you witnessing in the domestic and residential housing sectors? 

There have been major changes regarding the installation of fire systems in residential buildings following the Grenfell tragedy. Previously, not all residential developments required a fire alarm or evacuation alert system.  

However, the BS 8629 standard introduced in 2020, which is a code of practice for the design, installation, commissioning, and maintenance of evacuation alert systems for use by the fire and rescue services when attending incidents in buildings containing flats. It means buildings need to have an evacuation system installed, and the much discussed ‘waking watch’ round-the-clock patrols are not required if a fire detection system is also installed.  

An important factor to consider during evacuation is people living with disabilities. It’s one thing to evacuate able-bodied residents from a building, who find it easy to respond to an alarm, and evacuate the building accordingly. However, it is vital that solutions are provided to residents who are blind or partially sighted, hard of hearing or suffer neurological impairments.  

The K-Mesh system has also been able to bring innovation in this area. In addition to sounding an alarm, K-Mesh is also programmable to give a clear spoken message and to integrate with emergency lighting systems to provide visual prompts for evacuation. Industry research has found that, in fact, all people are more likely to respond quickly to the spoken message, so this functionality is proving impactful across a number of K-Mesh installations. Ultimately, we believe the K-Mesh system has been designed with the utmost in safety at its core and aligned to Kentec’s guiding philosophy of making the lives of its installers and end users easier and ultimately – safer.
