Revised standard prompts new UK fire safety guidance

ASSA ABLOY Door Group has reported that a UK-specific advisory has been issued regarding the use of thresholds in steel fire doorsets, following the revision of European Standard EN 15269-2.

The company said the British Standards Institution (BSI) has published a new UK National Foreword to accompany the revised standard, addressing concerns that certain threshold designs could reduce fire resistance.

The issue arose from testing which showed that adding a threshold – previously permitted without further justification under the standard – could negatively affect fire performance when used with some door core types.

UK industry testing identified risks in threshold designs

According to ASSA ABLOY Door Group, fire resistance tests revealed that thresholds added to steel fire doorsets may compromise safety, depending on the materials used in the door core.

The revised EN 15269-2 standard did not include changes to reflect this issue, as the test results became available too late in the revision process.

The UK voted against publication of the standard due to these concerns, although a majority vote from other European countries allowed its release to proceed.

UK National Foreword advises direct fire testing evidence

The UK National Foreword issued by BSI recommends that thresholds should only be included where supported by specific fire test evidence in accordance with EN 1634-1.

ASSA ABLOY Door Group stated that the advisory is non-normative but serves as important guidance to avoid assumptions in fire doorset design.

The company added that this aligns with guidance being shared by the Door & Hardware Federation (DHF), which is informing members of the risks associated with untested thresholds.

The recent storms in the UK are a timely reminder of the destructive power of nature, having caused fires, floods, and power outages for thousands of people around the country.  

Across the pond, the fires in LA tell a similar story; even in a city of its size and with some of the world’s wealthiest communities, the spread can be almost impossible to quell. What sparked those fires continues to be debated, from a felled powerline to the embers of smaller fires being carried miles by wind.  

We may never know for sure, and while we can never fully guard against all eventualities, taking the right steps to prepare for as many scenarios as possible is critical. Recent figures from the Home Office, reported on by IFSJ, show that fire and rescue incidents continued to increase in the UK. In the year ending September 2024, nearly 600,000 incidents were attended by fire and rescue services – an 18% increase over the last 10 years. 

The figures highlight the ongoing challenges and risks posed to individuals, communities, and businesses, and why prevention is the best medicine.

However, the 25% increase in false alarms in the last 10 years is worth noting, as it underscores how poor or faulty equipment can also be disruptive to business operations.

The UK has a robust fire and security (F&S) sector, made up of highly-skilled businesses that provide their customers with the services they need to guard against fire and other major risks. Yet, the highly regulated and ever-changing nature of the sector has made it hard for many of these businesses to grow. Instead, many focus on providing high-quality services in a small number of postcode areas. 

The knock-on effect is that companies looking to procure F&S services often have to contract with multiple businesses, meaning many operating in the sector are struggling or unwilling to take the step to further expansion, while companies contracting with them often have to manage multiple agreements, which is complex and inefficient. 

If we were able to overcome these challenges, more F&S businesses would be able to increase their services, and better meet the needs of the companies they are working for. In this sense, everyone benefits from better, more extensive services that guard against loss from fire, security breaches, and other risks. 

This is why we wanted to create a new way to help F&S businesses grow, share knowledge and business opportunities, and better service the F&S needs of their customers.

A year ago this month, along with a small group of close colleagues and backed by Hyperion Equity Partners, we launched Ranger Fire and Security. There are many challenges that lie ahead, but also just as many opportunities. When we come together to collaborate and share knowledge, resources, and expertise, not only can we better service the businesses that rely on us, but we can also overcome the challenges that have stifled growth for so many for too long.

Siderise expands Middle East operations with new Dubai manufacturing site

Siderise opens new site to improve lead times for UAE and Middle East customers

Siderise has reported the opening of a new manufacturing facility in Dubai, United Arab Emirates, to support its growing regional customer base.

According to Siderise, the new site focuses on producing its RH25-120/90 open state cavity barrier for ventilated cladding façade systems.

The manufacturer explained that the facility has reduced customer lead times from six weeks to between three and five days, depending on order quantities.

Siderise stated that this shorter turnaround is intended to help project teams meet construction schedules more easily.

Dubai facility focuses on cavity barriers for cladding systems

Siderise explained that the Dubai facility is currently concentrating on the production of the RH25-120/90 open state cavity barrier.

The product is designed for use in ventilated cladding systems, which are common in the region’s building designs.

The manufacturer noted that its ability to offer faster product availability has already benefitted several projects across the United Arab Emirates.

The company reported that the reduction in lead times has helped developers, architects, and contractors avoid delays.

New facility creates jobs and supports local workforce

Siderise confirmed that the Dubai facility has resulted in four new operational positions being created.

The manufacturer stated that it also promoted Dinesh Sivaramakrishnan, formerly Senior Project & Site Service Engineer, to the role of Operations Manager.

Dinesh Sivaramakrishnan said: “I am thrilled to become the Operations Manager for Siderise Dubai, allowing me to further contribute to our business’ development in the region.”

Dinesh Sivaramakrishnan added: “The new facility has been set up and commissioned by Siderise engineers and will be ran in line with high operational and quality standards set in our main UK manufacturing site.”

ROCKWOOL secures planning consent for West Midlands manufacturing expansion

ROCKWOOL gains planning approval for new facility in the West Midlands

ROCKWOOL has reported that Birmingham City Council has approved its Section 73 planning application for a new manufacturing site at the Peddimore development, located northeast of Birmingham, United Kingdom.

The company said it will now progress towards submitting a Reserved Matters application later in 2025 or early 2026, providing detailed plans for the site’s design.

According to ROCKWOOL, if subsequent approvals are granted, construction of the facility could begin in 2026, with operational activities scheduled to commence in 2029.

Proposed facility to support employment and sustainability targets

ROCKWOOL explained that the Peddimore manufacturing facility would be its second production site in the United Kingdom, complementing its existing operations in South Wales.

The manufacturer stated that the development would support hundreds of construction roles during the build phase and create permanent skilled jobs once operational.

ROCKWOOL added that the facility is intended to enhance supply capacity for customers in the United Kingdom and the Republic of Ireland, as well as contribute to the company’s wider sustainability objectives.

Community engagement process underway

ROCKWOOL reported that it launched the first phase of a community engagement programme following the announcement of the Peddimore project in November 2024.

The company explained that it has provided local residents with information on the proposed facility and has collected feedback for consideration during the next stages of planning.

ASSA ABLOY expands EMEIA fire door business with acquisition of Door System

ASSA ABLOY to acquire Denmark’s Door System in second quarter of 2025

ASSA ABLOY has reported that it has entered into an agreement to acquire Door System, a fire-rated door manufacturer based in Hørning, Denmark.

The company stated that the acquisition will support its core business by adding complementary products and sector-specific solutions, particularly for the pharmaceutical, food and retail sectors.

Door System was established in 1998 and employs around 80 people.

According to ASSA ABLOY, Door System achieved sales of approximately MDKK 125 (around MSEK 190) in 2024.

The company said the transaction is expected to be accretive to earnings per share from the outset and is scheduled to close in the second quarter of 2025, subject to standard closing conditions.

Door System to join EMEIA Division following acquisition

ASSA ABLOY confirmed that Door System will become part of its Europe, Middle East, India and Africa (EMEIA) Division once the acquisition is completed.

Clariant marks 50 years of Exolit AP flame retardants with melamine-free product launch

Clariant celebrates 50 years of Exolit AP technology in Germany

Clariant has reported that its Exolit AP flame retardant technology has reached 50 years of production at its site in Knapsack, Germany.

The company said the Exolit AP product line, which is based on ammonium polyphosphate (APP), began production in 1975 and is used across multiple sectors including coatings, insulation foams and thermoset composites.

The manufacturer explained that Exolit AP is used in fire protection products such as intumescent coatings and fire stop systems, and that the product range continues to evolve with new formulations and regulatory targets in mind.

New melamine-free grade introduced for sustainability compliance

Clariant has introduced a melamine-free version of Exolit AP that it said is free from substances of very high concern (SVHC).

The company explained that the new grade was developed to meet increased demand for safer and more environmentally responsible flame retardants, including from manufacturers seeking alternatives to formulations containing substances of concern.

According to Clariant, the new Exolit AP variant maintains its resistance to fire and is suitable for use in passive fire protection systems and insulation applications.

The company said this launch reflects changing consumer expectations, referencing parallel shifts in demand for PFAS-free products across other markets.

Exolit AP 435 to be updated for future regulations

Clariant has announced that it is working on an enhanced version of Exolit AP 435 that will align with future regulatory requirements.

According to the company, this next-generation version is intended to maintain the water-based performance and shelf-life stability of the existing product while incorporating updates that reflect emerging legislative standards.

It stated that Exolit AP 435 has been in use since 2015 and has set the benchmark for stability in fire retardant formulations.

The update is being presented as a continuation of the company’s effort to maintain fire protection performance while responding to changes in legislation and customer requirements.

Clariant reflects on milestones and collaboration in fire safety

Clariant noted that the first batch of Exolit AP was manufactured in 1975 and has since expanded into a portfolio of solutions for fire protection in construction and industrial markets.

The company outlined several milestones in the product’s development, including the launch of Exolit AP 462 in 1983 and Exolit AP 435 in 2015.

Third-party tested solution improves steel infill wall fixings

Testing confirms mechanical performance of fixings in UK steel infill wall systems

Etex has released a third-party tested method for securing steel infill wall systems to fire-protected structural steel beams in the UK.

According to Etex, the solution has been tested for both mechanical and fire performance.

The testing was carried out by Remagin in partnership with Promat, with support from Siniat. All three brands are part of the Etex group.

The work focused on verifying that the fixings connecting steel framing systems (SFS) to protected structural steelwork maintain performance under load and meet fire resistance requirements.

Structural testing explored fatigue, movement and fixing strength

Remagin tested different screw types and configurations to understand failure loads and movement in systems where SFS heads are attached to boarded beams.

Introducing a board between the beam and the framing system can increase rotational movement and lead to additional stress on fixings.

To evaluate this, Remagin ran cyclic loading tests that simulated wind pressures typically experienced by SFS infill panels.

Richard Wilson, Technical and Specification Manager at Remagin, said: “Through comprehensive testing, Remagin has successfully verified the mechanical capabilities of fixings used in key scenarios to ensure continued robustness.

“Each fixing design is customised to the specific requirements of individual projects, and it is essential that the structural steel protection strategy and the SFS design are addressed as early as possible and coordinated well.”

Fire tests focused on maintaining compartmentation at connection points

Etex also carried out fire resistance testing on wall assemblies attached to encased structural steel.

Wilson added: “The fire testing demonstrated that fire integrity and insulation are maintained at the interface between the boarded primary steel and the wall system below.

“This testing provides confidence in the fire resistance capabilities of the holistic system to achieve performance through the complete elevation.”

He stated that the ability to conduct testing in-house across Etex brands supported a coordinated design and compliance approach.

Promat highlights risks with intumescent paints in steel-SFS interfaces

Promat UK’s Commercial Director, Joshua Slack, said that while intumescent paint is commonly used at the steel-SFS interface, it presents design challenges.

Slack said: “Complications can arise with this approach, firstly in ensuring the SFS and any required insulation allows space for the paint to intumesce.

“In addition, where the structural steel aligns with a fire compartment line the temperature needs to be kept lower than that which intumescent paints typically activates at.

“These factors should be reviewed on a case-by-case basis to ensure the best passive fire protection system is in place for the project.”

Slack stated that the collaborative testing programme would help design teams access project-relevant data and improve specification outcomes.

Etex has announced a new third-party tested solution for securing steel infill wall systems to fire-protected structural beams in the UK.

The mechanical performance of fixings was tested by Remagin using multiple screw configurations.

Cyclic loading tests were used to replicate real-world wind pressure.

Fire resistance testing was also carried out on wall panels connected to protected structural steel.

The project was conducted in collaboration with Promat and Siniat.

Richard Wilson from Remagin said project-specific screw designs were essential to maintain both structural and fire integrity.

Joshua Slack from Promat said that intumescent paints used at steel and SFS interfaces have limitations that require careful review.

He added that data-driven testing supports design teams in making informed decisions.

The work aimed to improve clarity around fixing performance and fire compartmentation where SFS connects to structural steel.

The solution has been positioned as a tool to assist accurate specification and reduce design risk.

Promat introduces MyPromat platform for early-stage passive fire protection design

Digital tool supports early-stage fire safety planning in UK construction

Promat has announced the launch of its digital specification platform MyPromat, designed to support the early identification and design of passive fire protection systems in building projects.

According to Promat, the platform enables architects and specifiers to select appropriate systems more efficiently.

The company said MyPromat provides access to design information, including built-in calculators to assess protection requirements.

Promat has also introduced an advanced version of the platform, MyPromat+, which includes building information modelling (BIM) and computer-aided design (CAD) file access.

This service is available at no cost but requires user registration.

Passive fire protection tools now accessible online

Promat stated that MyPromat is aimed at helping construction professionals make informed decisions about fire safety systems during the earliest design stages.

The tool is designed to offer practical support in navigating fire protection regulations and identifying compliant systems.

The advanced version, MyPromat+, provides additional specification resources and technical files for use in digital design environments.

Nigel Morrey, Technical Director at Promat UK, said: “Passive fire protection is a critical part of the safety of any building and is a driving force for the Building Safety Act.

Platform designed to aid transparency and compliance

The company stated that MyPromat+ was developed to align with requirements for traceability and accountability in building safety.

This includes supporting the ‘golden thread’ of information mandated by recent UK legislation.

Morrey said: “Importantly, we wanted to create a trail so all parties involved can show the building meets safety standards and supports the transparency needed for the golden thread, and throughout the lifetime of the building. This is where MyPromat+ comes in.”

The tool aims to ensure that fire protection specifications are documented and accessible throughout the lifespan of a building.

ASFP receives awards for leadership and partnership in UK fire protection

The Association for Specialist Fire Protection (ASFP) has received two honours at the 2025 Trade Association Forum (TAF) Awards, as reported by ASFP.

ASFP Managing Director Mike Ward received the Outstanding Contribution Award, and the Association, along with Milford & Marah, was awarded Best Association / Supplier Partnership.

Mike Ward receives Outstanding Contribution Award

The Outstanding Contribution Award was presented to ASFP Managing Director Mike Ward in recognition of his leadership and contributions to the Association’s development.

ASFP stated that the award acknowledged Mike Ward’s role in establishing the Association’s first dedicated office and in building relationships across the fire safety and construction sectors.

It also recognised his support for the Passive Fire Knowledge Group and his efforts to increase member engagement.

ASFP reported that the partnership has resulted in the creation of frameworks for competence in design, specification, sales, distribution and installation.

The Association stated that it has also contributed to broader competence efforts across the industry through engagement with the Industry Competence Steering Group and other regulatory bodies.

ASFP added that Milford & Marah has supported its internal understanding of competence and aligned initiatives with its long-term strategy.

PAC report highlights UK cladding remediation delays

A new report by the Public Accounts Committee has identified ongoing delays and challenges in the UK’s response to the cladding crisis.

According to the National Fire Chiefs Council (NFCC), the findings reflect key issues already raised in its recent remediation industry white paper.

NFCC Chair Mark Hardingham said the report confirmed that efforts to fix unsafe buildings continue to be obstructed by major barriers beyond funding alone:

Hardingham said: “Today’s report exposes both the extent of the cladding crisis and the considerable gaps that lie between the remediation action plan and its realisation.”

Fire services say capacity is limiting inspections

The NFCC has reiterated that fire and rescue services are under-resourced to meet the scale of inspection work needed for mid-rise residential buildings.

Hardingham said: “Fire and rescue services have been at the forefront of the response to remediate unsafe buildings, but as we continue to point out, lack the capacity and workforce needed to identify and inspect all mid-rise residential buildings.”

He also pointed to wider labour issues in construction as another contributing factor: “We are also seeing delays to remediation compounded further by skills shortages in the construction sector.”

Enforcement alone will not solve compliance issues

The NFCC cautioned that enforcement strategies cannot resolve the crisis without support for those required to act.

Hardingham said: “Whilst the Committee is justified in putting a spotlight on the important role of enforcement, this must be considered against the fact that many responsible building owners lack the means to comply due to complex ownership structures, or a shortage of skilled professionals to do the job.”

He added: “Put simply – we cannot enforce our way out of the cladding crisis.”

NFCC calls for national skills and remediation strategy

The NFCC is urging the UK Government to lead a centralised remediation effort backed by a national skills strategy.

Hardingham said: “NFCC is calling for a centrally coordinated Government led programme to address barriers to remediating unsafe residential buildings, with a cross-departmental Construction Skills Strategy needed to address chronic shortages in fire engineers, risk assessors, and other key professionals.”

He said a long-term approach is needed to ensure people are not left in unsafe housing indefinitely: “Today’s report underpins the importance of getting those essential foundations in place so that we are not leaving thousands of people living in unsafe buildings for many more years to come.”
